Our keen knowledge of the area, developed by living here since the 1980’s, give us an advantage over other real estate brokerages.
How to Win – as a Buyer – in a Multiple Offer Situation
Multiple offers can be tricky and stressful, but with the right strategy, our buyers still come out winners. In this case, our offer wasn’t even the highest. We started with properly structuring the offer to make it more appealing to the seller and then helped the buyer thoroughly understand the condition of the home which allowed them to be more flexible when negotiating on their behalf. There were several rounds of negotiation due to a low appraisal value and substantial repairs that were recommended after the inspection. In the end, the price was reduced to compensate for these issues. Our client was thrilled with the outcome and is now “one happy camper”.
Saved Client from Loosing Mexia Ranch
Never say “I’ve seen it all” because the universe will prove you wrong. In almost 40 years of managing transactions, this one had multiple elements that had never been experienced – family feuding, corrupt brokers, illegal collusion between seller and title company attorney, challenging ranch financing, and more…a lot of moving parts.
Through connecting the buyer with a fabulous farm and ranch lender, drawing up experiences of dealing with complex transaction from the past, delicately handling communications, and ongoing negotiations, all ended well. My client was able to close and keep his family ranch.
After Months of Frustration, Success Finally Achieved!
This client was referred by a lender after “getting nowhere” wasting 6 months working with two other realtors, whom either wouldn’t show him homes he was interested in, or just didn’t have the time to show homes. He was introduced to our team on a Wednesday and contracted on a home the next day. In this transaction, we got him a nice price reduction plus the refrigerator to convey with the home.
